We are proud of our journey on AirBnB , starting with the one property back in 2020 , expanding our own portfolio to the current 4 properties in the Lake District with the addition of our bolt hole in Chamonix France, all of which, have from the start achieved the highest ratings and comments from our guests , which enables us to constantly receive our 'SuperHost' accolade from AirBnB .
What can we do for you as a fellow owner who wants to let your property out on AirBnB in the Lake District.
We are very fortunate to live in Ambleside and have the time and abilty to manage the day to day needs of your guests
For all of our UK properties we use a cloud based system that is connected directly with AirBnB, Booking.com & VRBO , which enables us to instantly view availabilty all of which which is linked between all OTA's (online travel agencys)
We can instantly with just a few clicks change rates , add the OTA's commision charges onto your desired revenue and update availabilty between all platfoms of sale
Bookings and availabilty are always correct between all OTA's which avoids the dreaded double bookings
Automated correspondence helps us always respond to our guests questions , but the most important thing is that we respond in the first instance by physically reading the message and personally responding if required , also our guests can speak to us whenever they wish and know that we will respond, we dont have the corporate office hours like some , which means we never leave our guests wondering.
Because we live in the area and sometimes not always everything is perfect we can be on hand for your 'Home from Home' and your guests, whether is just helping with arrival and departure information and checks or organizing maintenance using our local connections
We also take care of the cleaning and getting your holiday home ready for the next arrival (we set the cleaning costs in your airbnb listings so you dont need to worry about loosing that cost from your accommodation revenue)
Simple charging matrix 20% for Superhost Properties and 15% for all Properties - we charge a set percentage of the accommodation rate a bit like the airbnb commision , all you need to do is let us know what you wish to achieve as a nightly rate we then add on the AirBnB commision plus our Commision , so you get exactly what you want to achieve
BUTTHE MOST IMPORTANT thing we can offer is bespoke face to face service , because we are small our decision is to only cherry pick our partners, who are like minded to our approach , who want to avoid the hard sell and the corporate pitfalls , which makes sure we treat your home from home , just like we treat our own homes.
